A home showing is emotional. You walk through the door, envision yourself on that front porch in Stoney Creek or relaxing in a Burlington backyard, and suddenly a property feels right. But emotion and curb appeal aren't a foundation for a six-figure purchase decision. After the showing ends and you leave the driveway, that's when the real work begins.

Over my years as a REALTOR® here in Hamilton, Halton, Niagara, and Brantford, I've seen buyers make serious mistakes because they fell in love with a property without asking critical questions. They assumed, they guessed, and later they regretted. The difference between a great purchase and a costly one often comes down to the conversations you have with your real estate professional in those minutes after you walk out.

Questions About the Home's Systems and Condition

Start with the bones. Ask your REALTOR® about the age of the roof, furnace, and water heater. In homes across our region—whether it's a century brick colonial in Ancaster, a mid-century split-level in Milton, or a newer build in West Brant—these are expensive systems. If the roof is original to a 1970s home, you're looking at imminent replacement costs. If the furnace is on borrowed time, that's a conversation the seller should have had with you upfront.

Similarly, ask about the electrical panel and plumbing. Older homes in Niagara-on-the-Lake and Dundas often have knob-and-tube wiring or undersized panels that won't support modern demands. Polybutylene plumbing, common in homes built through the 1990s, is a known liability.

Questions About Previous Repairs and Renovations

If the kitchen was recently updated or there's new drywall, ask who did the work and whether permits were pulled. Ontario law requires permits for major work, and unpermitted renovations can become your liability. More importantly, they affect your home's resale value and your ability to get a mortgage later.

Ask about any water damage, basement seepage, or foundation work. Properties in Waterdown and along the escarpment can be prone to groundwater issues, and you need to know whether previous owners have addressed it properly—or covered it up.

Questions About Property Taxes, Utilities, and HOA Fees

Your REALTOR® should have the property tax assessment and recent bills. In Halton towns like Oakville, property taxes have been creeping upward, and you should budget accordingly. Ask for average hydro and heating costs, especially if the home is electrically heated. In Niagara and rural areas, ask whether the property is on septic or municipal sewer, and if septic, when was it last serviced.

If the home is in a condo or a managed community, ask about condo fees, special assessments, and what the reserve fund situation looks like. Status certificates tell this story, and you need to review one before you commit.

Questions About the Neighbourhood and Future Development

Ask your REALTOR® what's happening nearby. Are there approved developments that might affect quiet, views, or property values? In our area, zoning changes and new subdivisions can reshape a neighbourhood quickly. Is the street scheduled for water main work or road resurfacing? These don't make or break a purchase, but they're part of informed ownership.

Also ask about schools, transit access, and commute patterns if those matter to your family. The answers paint a picture of lifestyle, not just square footage.

Questions About the Seller's Motivation and Timeline

Understanding why the home is on the market gives you negotiating leverage. Is the seller relocating, downsizing, or facing a forced sale? How long has it been listed? These clues help your REALTOR® advise you on offer strategy and conditions.

Ask whether the home has been shown to other interested buyers and if there are competing offers. Transparency here shapes your next move.

Before you leave your REALTOR®'s office, confirm what happens next. Will you order a home inspection? Get a pre-approval letter? Schedule a second viewing? Clarify timelines and expectations so you're not wondering whether you should make an offer yet.
